Terms and Conditions

Like all B&B’s, we have terms and conditions, but keep them simple and restrictions few. If you have any questions, please don't hesitate to contact us.

 

Rates, payment and cancellation

  • All rates are per room per night and include breakfast.
  • A deposit of the value of one night's stay is payable on booking and this may be made by bank transfer or cheque.
  • The full balance is payable before departure, by cash or bank transfer.
  • When you make your booking and the deposit has been paid, a contract exists between us and the following cancellation terms apply:
    • If you need to cancel, it is important that you tell us as soon as possible in writing or by email so that we may attempt to re-let the room and minimise your loss;
    • for bookings cancelled 10 days or more before arrival, the deposit will be refunded in full;
    • for bookings cancelled 9 days or less before arrival, the deposit will not be refunded unless we are able to re-let the room;
    • For no-shows, the deposit will not be refunded and payment for the entire stay booked will be due.
    • Where the stay is curtailed after arrival, we will charge for the nights stayed and one additional night.

Children

  • Children are welcome but Pry house and garden aren’t "child proofed." There is an open garden and unfenced running burn. If you are bringing a travel cot, there is room for this in either double room. We don’t have any highchairs.

Miscellaneous

  • Smoking isn’t permitted inside any part of the house.
  • Only paying guests are permitted inside the house unless by prior arrangement with us.

Check-in and Check-out

  • Check-in is from 4pm until 9pm, unless arranged with us in advance.
  • Check-out is by 10am, unless arranged in advance.

Liability

  • We are unable to accept responsibility for loss or damage to guests' property whilst on the premises.
  • In the unlikely event of significant damage to property caused by a guest's deliberate or reckless actions, we reserve the right to charge the guest for repairs, cleaning or replacement.
  • Should the conduct of a guest cause any detriment to the wellbeing of other guests, ourselves or our neighbours, we reserve the right to curtail the contract with that guest.
  • In the exceptional and unlikely event that we have to amend or cancel your booking, we will contact you as soon as possible and make alternative arrangements - if this is not possible, we will provide a full refund.  Our liability will be limited to any payments made by the guest to us in respect of the booking.
